This marvellous 2 bedroom flat for 4 people is located in a residential complex, which offers two private pools, garden and private parking, nestled in Sirmione peninsula.

The property -on the ground floor- is arranged over two floors, both with independent entrance.
The living room has large windows with a balcony door opening out onto the terrace, the garden and a fully-fitted BBQ corner.

The sitting corner is furnished with a sofa, a TV corner, a 6-seater dining table and a fully-fitted kitchenette.

On the left there are two bedrooms, the first one comes with a double bed and a closet, whilst the second one is furnished with two single beds; the bathroom with shower is between the two.

An inner staircase goes downstairs, where you find a second bathroom with shower and washing machine. Here you find the direct access to the garage.

The apartment also comes with a private underground garage with 2 parking slots.

Utilities are included up to 15 € per week. For higher consumption costs are calculated as follows: € 0,90 / m³ (gas) 0.35 / kwm (electricity), € 1.50 / m³ (water).

For check-in/out during weekends and holidays as well as early or late check-in/out, we will apply an extra cost as follows to be given in cash at the check-in:
Saturday, sunday, holidays: €20 for check-in from 3PM to 7PM and for check-out from 9AM to 12AM
Every day - €20 for check-in from 7PM to 10M and check-out from 7AM to 9AM
Every day - €40 for check-in/out from 10PM to 7AM
Late check-out from 12AM to 4PM - €50 upon availability

Security Deposit: 300
There is a security deposit due upon arrival. The amount of the Security Deposit depends on the duration of the stay:

Duration of less than 15 days: €300

Duration of 15 days or more: €1,000
The Security Deposit will be returned to the Client in full within 5 days of the termination of the contract

The electricity and gas meters will be read upon check in and check out for these purposes. Should the monthly bill exceed this limit, the extra cost will be retained from the Security Deposit.

TERMS AND CONDITIONS

The Company may replace the Property with another of identical or superior quality, should the Company be unable to guarantee the Client use of the Property due to events of force majeure or for any contingencies beyond the Company's control. If the Client has a reasonable and substantiated cause for refusing the Property offered by way of replacement, the Company will refund the Client the amounts paid. No further amounts shall be due by the Company to the Client.

The Client agrees that the maximum number of people entitled to occupy the Property is that set forth in the Booking Confirmation. Non-compliance with this obligation shall entail payment to the Company of a penalty equivalent to 30% of the overall price for the Property for each additional person.
